Many HOA fees for low to mid-priced condo developments are approximately $150 to $200 per month, not a bad deal considering it usually includes water, sewer, garbage, outside building maintenance, pool maintenance and landscaping. If you lived in a home, your insurance, garbage and water can easily reach that amount.
However, you’ll find that HOA fees quickly get up there when a condo is in a gated community. Gainey Ranch condos pay for both the guarded gate and gorgeous landscaping of the entire community, as well as the standard condo community amenities, which brings their monthly fees up to over $400 per month. Yes, Gainey Ranch is a beautiful place, but that fee might scare away some winter residents or owners that want to rent their units.
The winner of the highest Scottsdale HOA is probably Scottsdale Waterfront Residences, whose fee varies by unit. The 2000 square foot units are over $1000 per month, but includes a 24 hour concierge and catering service. Other mid-rise condos in the area look like a bargain in comparison; Main Street Plaza is about $620 per month. The Landmark at Kierland will run between $550 - $650 per month. Main Street Plaza has a doorman that handles deliveries and visitors. Landmark has a guard at the front gate and a concierge available at business hours and Saturday. Luxury condominium buyers need to determine if all that service is something that they’ll use. Having a security guard and a concierge is mighty fine for those times when you need your furniture delivered, want to plan a catered dinner or just have to complain about no fresh towels at the pool.
