While much of the country is mired in rainy or snowy weather, winter residents and visitors descend on Scottsdale AZ for a respite from the weather and GOLF. With over two dozen courses open to the public in Scottsdale, you could play a different course every week all winter long.
But why stop at just enjoying the green fairways while playing golf when you can enjoy a golf view from your private balcony or patio every day? Several condo developments in Scottsdale are adjacent to a golf course, but not all condos in those developments have a view of the course. Here is a sampling of condos having a golf view that sold in 2016, and their accompanying prices:
Condo Community Recent Golf View Pricing (2 bedroom) -2016 sales Traviata $254,000 (not upgraded) Kierland Greens $350,000 ( upgraded) Encore at Grayhawk $450,000 (upgraded) 7400 Gainey Club $565,000 (not upgraded) Legend Trail $315,000 (upgraded) Landmark (high rise) $640,000 (highly upgraded) Montana Del Sol $319,000 (upgraded)
As you can see, prices will vary widely based on several factors, but the sweet spot is between $350,000 and $560,000.
Not all Views are Created Equal
When you are comparing condos on the course, you'll find a wide variety of views, including desert landscaping with the fairways and greens in the background, to front-and-center fairways and greens. For example a condo sold in 2016 for $565,000 at 7400 Gainey Club had a "wow" view of the course through four sets of floor-to-ceiling windows. Meanwhile at the Encore at Grayhawk, a highly upgraded townhome sold for $450,000, but you'll have some desert landscaping to peer through to see the greens on the first floor. The second floor balcony off the master has the better view.
If a "view from above" excites you, check out the Landmark, the only highrise in Scottsdale with full-on golf course views. You'll be over $500,000 for most golf view condos here with some penthouses over $2 million.
You'll also want to remember that getting the best view may also get you the most errant golf balls landing in your patio. Find out where the tee box is nearest you to determine if the condo is in the landing zone.
Other Factors to Consider Along with the View
As you see from the wide range in prices for golf view residences, there are other factors that make some condos more affordable and some a little more pricey. Two story condo buildings are generally the least expensive options for views and you'll find that the square footage is smaller as well. Traviata in downtown Scottsdale is an example of this kind of architecture, with 2-bedroom condos (either upstairs or downstairs) in the 1200 square foot range. If you are looking for a more spacious townhome style, consider some of the Grayhawk townhomes, with one and two story units over 1600 square feet.
Another option to consider is how close you want to live to "other" fun things, like restaurants, shopping and festivals. If you want to be close to the action, consider condos at Gainey Ranch, which are 10 minutes from all the activities of downtown Scottsdale.
