There's a Garage in your Townhome Future
For our clients who are downsizing into an easy care community in Scottsdale, we usually suggest atownhome. Why? It all comes down to where you store your stuff. One of the biggest differences between modern condos and modern townhomes is the storage space; specifically, most modern townhomes have their own garages while garages are less likely to be found in a modern condo situation.
A garage may be important and beneficial to you for many reasons. In the warm Arizona sun, a garage can protect your car from the heat and UV damage, as well as dust storms and rain in the summer monsoon season. In a garage, your car is also protected from possible bumps and bangs from other cars parking too close in a community parking lot. Then there is the peace of mind that your vehicles are safe and secure in an enclosed area, especially important to winter residents who keep a car here year-round. There is also the additional space for storage that many buyers crave. After all, where else would you put the golf clubs and the bikes - two key pieces of equipment to enjoy the Scottsdale outdoors!
Yes, There are Garage "Styles"
Scottsdale townhomes with garages are not cookie cutter in style and layout so why would you expect garage styles to be the same? Unlike homes, you'll find that townhomes sometimes have only a one-car garage. Communities like Racquet Club at Scottsdale Ranch offer townhomes with either a one-car garage or a two-car garage. The desert oasis community features spacious condos and townhomes with views of the mountains or the multiple ponds and pools, plus nine tennis courts, a fitness center and clubhouse.
Newer townhome developments can have tandem garages. Unlike a side by side garage, a tandem garage is long and narrow with room for two cars bumper to bumper. This works for residents with two cars but is ideal for residents with one car and a need for additional storage space. Redfield Park is an example of a multilevel community with the tandem garage on the first level,. The kitchen, living and dining rooms are one open floor plan on the second level, then bedrooms and sometimes a balcony are on the third level. This efficient layout makes the most of the space and these homes can include upgraded features like custom cabinetry and gourmet kitchens.
The third garage option is for the garage to be on the ground level but not attached or without direct access to the unit, such as in some townhome layouts in Tesoro at Grayhawk. These layouts are more "condo" style, while giving buyers that every important garage. Though garages without direct access from the residence is not ideal for most people, you'll often find that these units are less expensive and are often have that sought-after one-level living.
What’s the Right Fit for You
The right garage layout and condominium community all comes down to what’s right for you and your needs. What are you planning to do with the additional space - are you parking multiple vehicles or do you need the room for storage? In many cases, you can expect to pay more for the additional space and storage options of a townhome with a garage. You can also find some low rise condos with attached or detached garages; they are just not as common.
